A commercial irrigation zone map is a field-verified operating record that connects each controller station to the area, equipment, plant type, and service notes it controls. It helps property managers and maintenance teams run one zone at a time, locate problems, communicate work orders, and preserve useful settings when crews or contractors change.
The best map is simple enough to use at the controller and detailed enough to guide an inspection. It is not a substitute for engineered design drawings or a formal as-built plan. It is the day-to-day layer that explains how the existing system operates on the property.
Use one naming convention on the plan, at the controller, and in service records. Avoid labels such as “front” when a property has several entrances. A useful name combines station number, physical area, and landscape type—for example, “C1-Z04 | west visitor parking | shrub drip.”

Keep unverified assumptions visible. If a buried valve has not been located, mark it “not field verified” instead of placing an approximate symbol that future crews may trust.
Start with the clearest available site plan, aerial image, or parcel sketch. Show buildings, entrances, parking, walks, planting beds, turf, slopes, drainage features, and fixed landmarks. Add a north arrow, date, version number, and legend. If the property has more than one controller, give each a unique ID before labeling zones.
Then place known system assets: controllers, shutoffs, backflow assemblies, valve boxes, rain or soil sensors, flow sensors, quick couplers, and sleeves beneath pavement. Existing commercial irrigation system records can provide a starting point, but every operating label should be confirmed in the field.
Run one station manually and trace the active equipment from edge to edge. Draw the observed coverage boundary, then note gaps, overspray, mixed plant requirements, broken or tilted heads, clogged emitters, pooling, runoff, and pressure differences. EPA WaterSense recommends inspecting irrigation equipment after winter and checking that sprinklers are not watering pavement or hardscape and that drip lines are free of clogs and leaks (EPA WaterSense home-maintenance guidance).
Use photos for controller wiring, valve-box orientation, hidden shutoffs, and confusing intersections. Name each photo with the controller and zone ID. A photo without a map reference becomes difficult to retrieve during an urgent service call.
A zone map becomes useful when it explains what the operator should do with the information. For each zone, document the plant or turf type, sun exposure, slope, soil or drainage concern, watering method, and approved baseline. Do not copy the same runtime across zones simply because they share a controller.
Massachusetts guidance warns that poorly designed, installed, or maintained commercial irrigation systems can burden local water supplies and specifically identifies watering hardscape and applying more water than plants need as wasteful practices (Massachusetts commercial water-conservation guidance).
In Tewksbury and the Merrimack Valley, the same map should support spring activation, in-season inspections, fall shutdown, and winter repair planning. Record the main shutoff, blowout connection, components that retain water, and who is responsible for winterization. After spring startup, change the “last verified” date only after every zone has run.
Local or regional watering restrictions can change during the operating season. Keep the restriction source and review date in the controller record rather than printing a permanent rule on the map. Adjust schedules for current weather and site conditions while preserving the approved zone names.
Give one person responsibility for the master map. Require an update when zones are added, combined, capped, rewired, or converted; when plantings or pavement change; and when a buried asset is located more precisely. Archive prior versions, but make only one current version available to crews.
A practical revision entry includes the date, zone ID, change, person who verified it, and supporting photo or work order. Review the map at spring startup and again before winterization. A full walk-through also makes sense when a property changes managers or service providers.
